PUBLIC NOTICE – NOTICE OF PUBLIC HEARING CHARTER TOWNSHIP OF WASHINGTON PLANNING COMMISSION CONDITIONAL REZONING REQUEST

Notice is hereby given that there will be a Public Hearing before the Charter Township of Washington Planning Commission on Thursday, October 13th, 2022 at 6:30 p.m. in the Washington Township Board Room located in the Municipal Building at 57900 Van Dyke Washington Township, MI 48094 in which the general public will have an opportunity to comment during the public hearing portion of the meeting.

The purpose of this Public Hearing is to hear and receive comments related to a proposed CONDITIONAL REZONING REQUEST made by Vanguard Kingsridge, LLC located at 989 E. South Boulevard, Ste. 120 Rochester MI 48307.

Current Zoning: Single Family Residential R1-B and Single Family

Residential R1-C

Proposed Request: The proposed CONDITIONAL REZONING submitted

includes a request to Conditionally Rezone 8.56+/-

acres of land on the south side of 27 Mile Road, east

of Jewell Road, within Section 35 of the Township. The site is a combination of two parcels; the northern

parcel is currently zoned R1-B, and the southern is

zoned R1-C. The applicant seeks to Conditionally

Rezone both parcels to R1-D and offers a detailed

site plan, residential architectural standards, open

space preservation, robust landscaping, and detailed

engineering design, among other items, as the

conditions offered within the rezoning agreement. It’s

important to note, that despite a request to rezone to

R1-D, which has a minimum lot area of 10,000 sf per

home site, the Kingsridge Estates plan proposes 14

total home sites with an average lot size of 13,230 sf

(more than 33% larger than the R1-D standard).
