Notice is hereby given that there will be a Public Hearing before the Charter Township of Washington Planning Commission on Thursday December 11th, 2025 at 6:30 p.m. in the Washington Township Board Room located in the Municipal Building at 57900 Van Dyke Washington Township, MI 48094 in which the general public will have an opportunity to comment during the public hearing portion of the meeting.
The purpose of this Public Hearing is to hear and receive comments related to a proposed amendment to the Clifton Corners Planned Unit Development for the development of Yates View Estates made by Vanguard Yatesview, LLC., 989 E. South Blvd., Rochester Hills, MI 48307.

Proposed Request: Vanguard Yatesview LLC., is requesting consideration of the following deviations within the Yates View Estates neighborhood:
Deviation REQUEST #1:
Home Site Setback Deviation Development Standards (Sec 3.1.3):
Request deviation for the building setbacks within individual home sites provided in R1-A zoned parcels:
REQUIRED Front Yard Setback: 60’ (from CL). PROPOSED Front Yard Setback: 55’ (from CL).
REQUIRED Rear Yard Setback: 40’. PROPOSED Rear Yard Setback: 30’.
REQUIRED Side Yard Setback: 15’+15’. PROPOSED Side Yard Setback: 10’+10’.
Deviation REQUEST #2:
25’ Natural Features setback in limited areas Environmental Provisions (Sec 5.13):
Request deviation from the required 25’ buffer to be retained around wetland. The proposed buffer is shown to be slightly less than 25’ in limited areas adjacent to lots 32 and 54. The Natural Features Setback is maintained 10’ or greater in those areas as shown on the attached site plan.
Deviation REQUEST #3:
Wetland Mitigation deviation request from the Environmental Provisions (Sec 5.13):
Request deviation from requirement that all regulated wetlands on site be preserved. Wetland impact has been minimized to the greatest extent possible, however a deviation is requested to fill one-half acre of wetland and mitigate it off site. (3.80 acres exist on site and 3.3 acres will be preserved and protected).
