By reason of:
• Washington Township Zoning Ordinance, Article 3.0 Zoning Districts, Section 3.23 Note to District Standards, B. 6. Existing Residential Developments.
• Washington Township Zoning Ordinance, Article 3.0 Zoning Districts, Section 3.24 General Exceptions, D. Porches/Terraces, At-Grade Patios, Steps/Stairs and Decks, (2.) Open-Air structures may project not more than ten (10) feet into the required rear yard setback.
Purpose of request:
• To request a variance, which if granted would allow the applicant to construct an attached open-air structure that will extend 3.5ft further into the side yard setback than permitted based on the established side yard setback being 10ft.
• To request a variance, which if granted would allow the applicant to construct a patio/pillars/pool fence that will encroach an additional 6.5ft further into the rear yard setback than permitted by the ordinance. The rear yard setback in the Stonebriar Subdivision is 35ft.
