By reason of:
Washington Township Zoning Ordinance Article 5.0 Site Standards, Section 5.1 Accessory Buildings, B. Accessory Buildings in residential districts, 3. Setback Requirements, c. Accessory buildings on corner lots shall observe the applicable front yard setbacks from both abutting streets, in platted subdivisions with lots under 1 acre in size, the minimum front yard setback for corner lots shall be thirty (30) feet.
Washington Township Zoning Ordinance Article 3.0 Zoning Districts, Section 3.24 General Exceptions, D. Porches/Terraces, At-Grade Patios, Steps/ Stairs and Decks. 1. At-grade patios may be constructed within required front, side and rear yard setbacks. Unenclosed and uncovered access porches (i.e., one which is not roofed over) or paved terraces may project into a required front yard setback for a distance not exceeding four (4) feet.
Purpose of request:
This request, if approved, would allow the applicant to construct an inground pool that is setback 27’1” from Saddlewood Court, the ordinance requires a minimum setback of 30’ and a concrete patio surrounding the pool that is setback 21’2” from Saddlewood Court, the ordinance requires a minimum setback of 26’.
