Notice is hereby given that there will be a Public Hearing before the Charter Township of Washington Planning Commission on Thursday, November 9th, 2023 at 6:30 p.m. in the Washington Township Board Room located in the Municipal Building at 57900 Van Dyke Washington Township, MI 48094 in which the general public will have an opportunity to comment during the public hearing portion of the meeting.

Proposed Request: The proposed CONDITIONAL REZONING submitted
includes a request to Conditionally Rezone 9.56 +/- acres of land on the south side of 27 Mile Road, east of Jewell Road, within Section 35 of the Township. The site is a combination of three parcels; the northern parcels are currently zoned R1-B, and the southern is zoned R1-C. The applicant seeks to Conditionally Rezone all parcels to R1-D and offers a detailed site plan, residential architectural standards, open space preservation and landscaping, among other items, as the conditions offered within the rezoning agreement. The Zoning Ordinance standards for our Single-Family Residential District R1-D, has a minimum lot area requirement of 10,000 sqft. The Kingsridge Estates plan proposes 15 total home sites with lot sizes ranging from 12,064.60 sqft to 15,594.64 sqft in area. The applicant came before the Planning Commission in 2022 for the same request but at that time the proposal only included two parcels. The Planning Commission recommended approval to the Township Board and the Township Board denied a Land Division variance request. The applicant then incorporated a third parcel into this development which is why this is back before the Planning Commission for a public hearing.
